We are welcoming in the summer at the Lake! The activity level certainly indicates a lot of people have been waiting for the warm weather to find that perfect lake property. We are busy, busy, busy, and loving it!

This newsletter brings promising news for the Lake of the Ozarks Real Estate. Here are the first quarter statistics:
Total of MLS Sales for 2010 was 455, up from 2009 which recorded 436. Lakefront Home sales were also up from 2009 with 118 sales being recorded compared to 105 in 2009. The average sales price for 2010 is at $321,500 also up from 2009 which recorded in at $277,000. Other homes,(offshore and lake accessible)showed sale counts of 186 versus 160 in 2009, however, the average home sale price dropped by $2,000, to $108,000.

Home Buyer Tax Credits run out at the end of June. Observing the increase in “Other Homes” indicates the tax credit gave that category of homes a healthy 16% boost. All areas, excluding Osage Beach, saw more sales, however, we have not experienced those properties selling for more. That will come as soon as we absorb some inventory and little by little that is happening. It is still a GREAT TIME to be a BUYER!!

We are very happy to see buyers returning to the Second Home Market. Many real estate forecasters have reason to believe the Second Home Market will be the first to rebound based primarily on the Second Home Buyer profile: 4 year college degree, unemployment typically 2.5% (went to 5% in this market correction), more job security & buyer confidence. Second Home &/or Condo Loans are available with as little as 10% down (720 credit score=Home/740 credit score=Condo).

John Q. Hammonds won his lawsuit and has indicated plans to break ground on his $90 million resort in Osage Beach in February, 2011.

Interest rates are dropping…a bit of a surprise. Today I was quoted 4.75% for a 30 year loan and 4.0% for a 15 year loan. What more could a Buyer ask for! We will all look back and marvel at the opportunity this market correction has presented. A recession is a terrible thing to waste. In regard to Foreclosures and Short Sales, while not in abundance at the Lake, I do have a couple of really nice waterfront properties that are well worth the money and they will sell!
